1. Philanthropic Investment Thesis

Juthour is a long‑term, values‑anchored project to regenerate a degraded Palestinian mountain into a living tree museum (arboretum), nature preserve, and ecological education centre. It protects ancestral land, restores ecology, and creates a sanctuary where people can experience, learn from, and participate in regenerative land care.

The project’s returns are ecological, cultural, and educational, not financial. Because of this, philanthropic capital is the natural fit.

Why philanthropic capital (not profit‑seeking investment)?

• The Charter explicitly limits extraction and profit‑seeking, dedicating the land as a nature preserve and arboretum and prohibiting speculative development or sale.
• Revenue‑generating activities (accommodation, restaurant, retreats, education) exist to sustain stewardship, fund an endowment, and extend protection, not to maximise investor returns.
• The project operates in a high‑risk political and legal context (Area C) where commercial investors would demand control, exit options, and financial priority that conflict with the Charter and 100–200 year covenant.

What shifts will philanthropic capital make possible?

Ecological

• Consolidation and protection of a whole hillside ecosystem, including surrounding parcels at risk of fragmentation and degradation.
• Acceleration of soil regeneration, arboretum planting, and long‑term habitat creation for flora, fauna, and migratory birds.

Cultural

• A visible, local example that Palestinians can live in harmony with land, countering cultures of single‑use products, plastic waste, and speculative construction that harms the landscape.
• A protected site where environmental care is woven into daily life, rituals, and community events over generations.

Educational

• A functioning ecological education centre, with programs for schools, universities, and community groups, building environmental literacy and stewardship.
• A long‑term training ground for land stewards, gardeners, educators, and environmental leaders.
