NOTICE TO VACATE
- When we receive possession back from the resident, IHREPM completes our standard turn process as outlined in the owner handbook. We will automatically rekey the unit, clean it out (if needed), and treat it for pests (if needed). We will also inspect the unit, take pictures, and will be preparing and sending over a scope for you to review and approve.

- Can I make improvements while the property is vacant?
- Yes, that is fine. Just let us know once you receive the scope and estimate, or sooner.
- Do you have contractors lined up to start the work once it goes vacant?
- No, but work will begin shortly after we receive approval of the scope & estimate from you. We generally have capacity with our internal maintenance staff and large network of vendors and contractors to ensure swift completion of work.
- Have you listed the unit for rent?
- We do not list properties for rent until the turn is complete. There are cases where we can list it as coming soon if we are within a few days of it being ready. After we complete all repairs and the unit is move-in ready, we will identify the current market rent for the unit and list the unit for rent. If you have a listing price in mind for your unit, please let us know.
- How long is it going to take to turn the unit? How long to lease it?
- Our average turn time is approximately 2-3 weeks. Our average leasing time varies depending on the season, but is typically 2-4 weeks.
- Will you list the unit for rent now? What about as soon as it goes vacant?
- It is preferable to show units that have been vacated to prospective tenants in an "AS-IS" state. In other words, we want to turn a vacant unit before doing showings so that we can tell prospects, what you see is what you get. This is more true for higher end units. Starting off a relationship with prospective tenants by making promises about what will be done or won't be done can result in missed expectations and ruin a tenants experience. This can also open up the situation to liability and troubles. Additionally, a viewing of a unit by a prospective tenant with work ongoing (materials strewn about, various projects mid-stream, sort of "chaos" at the unit), tends to leave prospects with a lack of confidence in the prospects for the unit.
- Can you let me know when it’s vacant so I can take a look at it?
- Yes, no problem. We can send you the lockbox code if you request it from us after receiving the scope.
- How much will you be listing the property for rent for?
- If you have a listing price in mind for your unit, please let us know, we will evaluate and take into consideration, but we will ultimately defer to the Market Rental Analysis price suggested.
- Is there a minimum rent that must be achieved? Or a maximum leasing timeline that you can tolerate?
