Mold Prevention & Response Guide
Mold follows moisture. This guide covers prevention, the warning signs, and how the size of the affected area decides the cleanup.
Prevent
- Fix leaks and dry wet materials within 24 to 48 hours, the window EPA gives for clean water damage
- Keep indoor relative humidity below 60 percent, ideally 30 to 50 percent, as EPA recommends
- Watch the usual sources: bathrooms, roofs and windows, and mechanical rooms
- Insulate to stop condensation on cold surfaces and pipes
- Ceiling tiles, cellulose insulation and fiberglass insulation are a replacement decision the moment they are wet. EPA's clean water table lists all three as discard and replace, with no drying option.
Warning signs
- A musty smell that does not clear
- Staining or discoloration on walls, ceilings, or trim
- Peeling paint, bubbling, or warped materials
- Recent water damage that was not fully dried
Measure it first
- Measure the visible growth in square feet before anything is disturbed, wall by wall and ceiling by ceiling, and photograph each area you measured with a tape or a ruler in the frame. The measurement sets the tier, and the tier sets everything after it.
- Write down what the growth is sitting on. Painted block and sealed metal are non-porous. Wallboard, ceiling tile, carpet and insulation are not. Material and square footage together decide the response.
