When a large industrial operator or a national property manager hires a restoration contractor, the first filter is often a software platform rather than a person. Before a decision maker's procurement, safety, or compliance team will let you quote, they require you to be registered, current, and in good standing on whatever third-party service they use. These platforms collect your insurance, safety, and compliance documents, check them against that decision maker's requirements, and report a status the decision maker can read at a glance. If your status is red, you are filtered out before a human sees your name.
This is the same gate covered in Compliance Decides Who Gets to Bid, seen from the decision maker's software side. We found no published market share for this category, so there is no ranked list of platforms here. What helps more is knowing there are three separate gates on different software, which the trade often lumps together. A contractor who registers on the wrong stack spends money and months and still cannot bid.
| Gate | Platforms | What is graded | Self-enroll? | Published cost |
|---|---|---|---|---|
| 1. Contractor safety prequalification | ISNetworld (ISN), Avetta, Veriforce | Safety: the hiring client's EHS program and OSHA numbers. ISN reports a letter grade, and each hiring client sets its threshold. | Yes on ISNetworld and Avetta, but only a hiring client connection makes it count. | Not published. ISN publishes the structure only: an annual fee plus a one-time setup fee. Avetta quotes you on registration. |
| 2. Vendor credentialing for real estate | RealPage Vendor Credentialing, Yardi VendorShield and VendorCafe, NetVendor, Jones, Docutrax, VendorPM | Insurance and document compliance: your certificate of insurance and its endorsements. | Generally no. The decision maker invites you. VendorPM is the exception. | RealPage $99 a year on-site, $80 off-site. VendorShield $90 to $110 a year. Jones, NetVendor and Docutrax free to the vendor. VendorPM not published. |
| 3. Facility access credentialing | symplr Access, GHX Vendormate | Built for clinical vendor reps walking into a hospital. | Largely does not apply to restoration trades. | Not covered on this page. |
1. Contractor safety prequalification. ISNetworld (ISN), Avetta, Veriforce. The gate is the hiring client's own environmental, health and safety (EHS) program and its OSHA risk register. The question being asked is whether your crew is safe enough to work on a site where the operator carries the incident. You build one contractor account, upload documents, and the platform checks them against each hiring client's requirements. ISN reports a letter grade (A, B, C or F) rather than a pass or fail, but each hiring client sets the criteria and point thresholds behind that grade and the grade it will accept, so ask the account you are chasing which grade it requires rather than working off a scale you read somewhere.
Who runs this gate: oil and gas, pipeline, utilities, chemicals, mining, heavy manufacturing, food processing, logistics and distribution networks, airports, municipalities.
2. Vendor credentialing for real estate. RealPage Vendor Credentialing, Yardi VendorShield and VendorCafe, NetVendor, Jones, Docutrax, VendorPM. The gate is insurance and document compliance. The question is whether the owner is protected from an uninsured contractor working on their asset. Nobody is grading your total recordable incident rate (TRIR) here. They are reading your certificate of insurance and checking the endorsements.
Who runs this gate: multifamily, affordable housing, senior living, HOAs, military housing, and managed commercial real estate.
3. Facility access credentialing. symplr Access (which absorbed the former IntelliCentrics SEC3URE, with integration completed in December 2024), GHX Vendormate. Built for clinical vendor reps walking into a hospital, meaning the medical device and pharmaceutical people. This one largely does not apply to restoration trades, and the healthcare section below says why.
Which stack you land in depends on who owns the risk register. An industrial operator running a contractor-safety program puts you through stack 1. A property manager protecting an owner from an uninsured contractor puts you through stack 2. An outsourced facilities-management services firm can run stack 1 on an ordinary office building, because the services firm carries the contractor-safety obligation there. So on a first call, find out which department is asking. Your decision maker picks the stack.
Some of these brands are still taught in this trade. Do not go looking for them.
